Home Information Packs (HIPs) explained
THE HISTORY
The property market, as an industry, has recognised the inefficiencies of the current house selling & buying process. Too many potentially committed buyers are discovering adverse information about their potential property purchase many weeks after making their offer. Many of these facts come out in legal enquiries by conveyancers. Such events, when leading to the withdrawal of the buyer from the property sale, are costly to all concerned in both time and money.
In order to alleviate some 25% of initial sales falling through, the Government has introduced a legal requirement for property sellers to produce a set of documents available to potential buyers when they start to market their property.
The Home Information Pack (HIP) brings together key information needed by buyers and sellers at the very start of the home-buying process. This ensures that important information, including improving the energy efficiency of homes, is made available every time a property is sold.
DO I NEED A HIP?
All residential properties in England & Wales being placed on the market must have instructed a Home Information Pack at the point marketing begins. This includes marketing though estate agents or selling and advertising privately.
HIP BENEFITS FOR SELLERS & BUYERS
~ For sellers, providing a Pack upfront reduces the likelihood of any nasty surprises in the selling process that could delay the sale, as buyers will be able to make more informed decisions about the purchase at offer stage.
~ For buyers, the Pack provides essential information about properties they are considering buying - free of charge - and reduces the chance of unwelcome surprises later on in the process.
